Every closed loan’s itemized costs are in the filing: origination charges, points, lender credits, total loan costs. This is what borrowers paid, by lender, not the estimate.

Questions
What counts as 'total loan costs'?
The Closing Disclosure's Total Loan Costs: origination charges, services the borrower could not shop for, and services the borrower could shop for. It excludes prepaids, escrow deposits and most government fees. For FHA and VA, lenders commonly itemize the upfront mortgage insurance premium or funding fee inside loan costs, which is why those programs' figures are higher; compare lenders only within a program.
Why is the median higher for FHA than conventional?
The FHA upfront mortgage insurance premium is 1.75% of the loan and most lenders report it inside loan costs. On the national file the median was $11,125 for FHA against $5,625 for conventional. The gap is mostly the premium, not lender pricing.
Does a low median mean a cheap lender?
It means that lender's closed loans carried lower itemized costs. It can also reflect smaller loans, fewer points purchased, or lender credits offsetting fees. Read it with the rates page: a lender can be cheap on fees and expensive on rate, or the reverse.
What is 'lender credit'?
Money the lender contributes at closing, usually in exchange for a higher rate. The average shown is across all of the lender's loans including those with no credit, so it is a measure of how often and how much the lender uses the lever.
Method
HMDA 2025 originated purchase loans with the same property and lien filters as the other pages. Total loan costs binned to $250; medians and quartiles are read from the bins. Origination charges and lender credits are plain averages across the lender's loans that reported them. Lenders appear with 50+ reporting loans in the state and program.
Exempt filers
Some smaller lenders are exempt from reporting pricing fields and do not appear here even when they appear on the approvals page.
